Riga’s Innovative Three-in-One Business Hub Nears Completion

The innovative Versum business center in Riga, known for its unique combination of showroom, office, and warehouse spaces, is nearing completion. The topping-out ceremony for the third building last Friday confirmed that construction is on track, with tenants expected to move in by the first quarter of 2025.

The first two Versum buildings, covering a total of 8,000 square meters, were handed over this summer. The third building, set to be completed by the upcoming spring, will add nearly 3,700 square meters of innovative stock-office spaces to the complex. 

Versum, a candidate for the prestigious BREL Awards’ “Project of the Year” category, stands out in Riga’s real estate market with its innovative, sustainable solutions and flexible use of space. A large portion of the existing spaces have already been booked, and tenants have started moving in.

Building confidence: staying right on schedule

The topping-out ceremony was attended by key stakeholders, including the developer Estmak Capital, designer VVV Architecture, construction company SIA Aimasa, and project manager BLV Advisory Group. Following tradition, a wreath was placed on the roof to mark the building’s structural completion, and partners were thanked for their hard work.

Estmak Capital’s CEO, Tatjana Arhipova, expressed her satisfaction with the project’s progress: “Staying on schedule reinforces the trust between all parties involved. It further strengthens confidence in Versum’s future for both current and prospective tenants.”

Arhipova also highlighted that Versum’s main goal is to offer clever and flexible solutions to companies looking to stay ahead of their competitors. “Our easily adaptable business spaces allow companies to manage their processes more effectively, respond quickly to changes, and grow with their business,” she noted.

Sergejs Frolovs, founder and CEO of BLV Advisory Group, emphasized the project’s novel approach: “The success of this project, innovative for the Latvian market, lies in letting the client fully focus on their business while we manage all technical aspects and supervision of the construction process. This approach and teamwork helped us complete the project on time, enabling tenants to grow their businesses without delay.” 

Future-focused flexibility and green thinking

At the heart of Versum’s concept is the highly practical and innovative three-in-one solution that combines a showroom, office, and warehouse under one roof. The setup saves on rental, operational, and logistics costs while offering flexibility to adjust space between the office and warehouse. Additionally, it provides better oversight of workflows and improves corporate culture.

Versum also stands out for its sustainable approach. The buildings meet A-class energy standards and are equipped with smart technologies, such as rooftop solar panels and heat recovery ventilation systems. The large windows maximize natural light, and each company can control its own indoor climate. The design meets the high sustainability standards of the BREEAM certification.

The green areas between the buildings feature park benches, bicycle parking, and electric vehicle charging stations. Customers can park directly in front of the showroom and even drive into the warehouse if necessary.
