Estmak Capital Tops Out a New Concept Apartment Hotel in Tallinn
On Tuesday, a topping-out ceremony was held for Novotel Living – an apartment hotel with a new concept, located between the ferry terminal and the Old Town of Tallinn. The upcoming hotel offers a unique long-term living experience in Estonia, combining the comfort of a hotel with the coziness of home.
A unique project in the Baltics on schedule
The ceremony marked a key milestone for the project, developed by Estmak Capital, in Tallinn’s top location between the ferry terminal A and the Fat Margaret tower. Representatives from NOBE, the construction partner, and Accor Group, the owner of the Novotel Living brand, took part in the event.
During the ceremony, a traditional wreath was placed and the builders were acknowledged. In her speech, Estmak Capital’s CEO Tatjana Arhipova noted: “The successful development of the first apartment hotel in the Baltics reflects the outstanding collaboration of everyone involved. Our partners have truly gone above and beyond.”
Priit Nigols, NOBE’s construction director, highlighted the logistical challenges in a busy port area. “It was hard due to extensive roadworks and the goal of minimizing disruption to the community. I’m glad we managed to stay on schedule and I want to thank all our partners,” Nigols stated.
An apartment hotel cozy as home
The core of the Novotel Living concept is creating a home-like atmosphere for shorter but especially for longer stays. The spaces resemble stylish apartments, often featuring separate bedrooms, ideal for families, with fully functional kitchens for home-cooked meals.
The hotel’s communal areas and a clubroom encourage daily interactions, helping residents connect with neighbours and find new friends. The facility also includes a gym and a large underground parking space.
The ground floor of the 130-room hotel, located in the harbor’s tourist area, features a restaurant, a lounge and commercial spaces with attractive display windows, some of which have already been reserved. The city’s main attractions and business district are just a 5-minute walk away.
The hotel, soon to be LEED Gold certified, showcases its sustainability with solar panels, geothermal heating and modern cooling systems. High ceilings and floor-to-ceiling windows maximize natural light, reducing electricity consumption.
Finished by next year
The 6-storey, nearly 13 000 m2 apartment hotel is scheduled for completion by September 2025. The timely achievement of the building’s maximum height and the topping out ceremony reflect careful planning and adherence to the timeline.
Novotel Living will integrate seamlessly into the fast-developing the ferry terminal area, offering a new kind of living experience in Tallinn. The blend of hotel comfort with a homey feel for stays of one to six months is ideal for long-term business travelers, families and students.
